About the opportunity

As our Senior Property Manager – Divestments, you’ll lead the strategic disposal of surplus property assets across the Inland Rail corridor. You’ll be responsible for developing and executing high-value property sales strategies, managing complex stakeholder relationships, and ensuring compliance with legal, financial, and governance frameworks. This is a rare opportunity to combine commercial property expertise with public impact.

Key responsibilities will include but are not limited to:

  • Develop, manage and execute a portfolio-wide property divestment strategy in line with the objectives and asset management plans of Inland Rail Pty Ltd (IRPL).
  • Identify, evaluate, and prioritise Real Estate assets for potential divestment based on operational, financial, and strategic criteria.
  • Develop initiatives and determine priorities for inclusion of initiatives, in the strategic plan for Property Divestment programs and services and implement delivery model changes within assigned programs and projects.
  • Develop and manage the end-to-end property divestment process, including due diligence, valuations, market engagement, stakeholder consultation, and negotiations.
  • Prepare comprehensive Property Asset Disposal Project Plans, based on agreed Property Strategy, covering the full range of events from initiation to settlement.
  • Develop and manage a range of due diligence pre-sale and pre settlement activities to maximise value, meet ARTC & IRPL compliance requirements and minimise disposal delay including relevant property related title information, surveying and encumbrances checks, subdivision and rezoning requirements.

About You

You must be resilient and agile to work through a divestment property program that is fluid, while managing complex relationships and delivering tailored services. Your working style will be collaborative and you will be someone who loves working to deadlines, enjoys a challenge, has good interpersonal skills to problem solve with empathy.

You must be able to demonstrate

  • Understanding and experience in property divestment procedures and other property transactions such as leases, licenses and easements.
  • Proven history in land divestment, acquisition, tenure and land title administration.
  • Ability to establish and manage relationships with internal and external stakeholders.
  • Proven ability to work autonomously and to approved deadlines.
  • Ability to process a high volume of work in a structured and organised manner.
  • Well-developed negotiation, influencing, problem resolution and interpersonal skills.
  • Sound knowledge of Microsoft Office suite of products.

Desirable Selection Criteria

  • Understanding of compulsory land acquisition
  • Experience in linear infrastructure and/or large-scale projects with diverse property portfolios.
  • Understanding of land and business valuation principles and methodology.
  • Experience in rural sector land acquisition
