The Inland Rail Program is a 1600km rail infrastructure project stretching from Brisbane to Melbourne incorporating new and existing rail track. The program includes the upgrading of existing standard gauge track, the enhancement of existing standard gauge track to cater for double stacking and the construction of new standard gauge links comprising of viaducts, tunnels, rail track, crossings and bridges. About the opportunity

We are seeking a dynamic and experienced Property Management Advisor to join the team. In the role you will provide support to the Property Portfolio Manager, and the property team in the acquisition, management and divestment of real estate including the coordination of relevant property and legal related issues that result from the NSW and Qld Inland Rail program of works.

Key responsibilities will include but are not limited to:

  • Develop and implement property management strategies to maximise the value and performance of the real estate portfolio.
  • Assist in the maintenance of the property management policies and procedures.
  • Liaise with, and attend meetings with local and State authorities, internal and external stakeholders in relation to property management matters.
  • Preparation of instructions to the internal & external legal teams to facilitate the drafting of Agistment and Occupation Licences in accordance with NSW and Qld legal obligations.
  • Ensure all required property management data bases are maintained and undertake property administrative tasks as required.
  • Develop, coordinate and monitor maintenance, repairs, and renovations to ensure properties are well-maintained and compliant with safety regulations.
  • Provide financial analysis and reports to support decision-making and strategy development.
  • Coordinate tenants move ins and move outs, ensuring a smooth transition and minimal disruption.

About You

The successful candidate will demonstrate a diverse set of skills and qualities, including the ability to influence and negotiate with internal and external stakeholders, have a depth of knowledge of property laws & valuation principals in Qld & NSW, and the ability to problem solve and resolve stakeholder issues with empathy.

To ensure success in this position, applicants will be able to demonstrate:

  • Experience in linear infrastructure and/or large-scale projects with diverse property portfolios.
  • Proven knowledge and experience in property management procedures and other property transactions such as leases, licenses and easements.
  • Ability to build and manage relationships with internal and external stakeholders.
  • Proven ability to work autonomously.
  • Ability to process a high volume of work in a structured and organised manner.
  • Well-developed negotiation, influencing, problem resolution and interpersonal skills.
  • Sound knowledge of Microsoft Office suite of products.

Desirable Selection Criteria

  • Knowledge of compulsory land acquisition in Qld (Acquisition of Land Act) & NSW (Land Acquisition (Just terms Compensation) Act), land tenure and land title administration.
  • Understanding & application of land and business valuation principles and methodology.
  • Experience in the rail industry.
  • Experience in rural sector land acquisition.
